RemovaL//
Replacement
Full depth removal and replacement is a form of repair to address broken and/or deteriorated asphalt, commonly known as alligatoring. The cause stems from movement of the underlying base which reflects cracking, separation of the finished asphalt surface or possibly failure. The damaged asphalt is typically removed to a depth of 4-6" depending on the site or property use i.e. residential communities, shopping center, trucking facilities. The base can then be re-compacted and/or replaced if necessary. The new hot mix asphalt is applied in (2) lifts: base course for compaction purposes and a cap (finished layer).
Resurface//overlay
The placement of a new layer of asphalt varying from 1-2" in thickness over the existing damaged surface. This practice, also known as patching, helps to fill voids in the pavement caused by water erosion, drainage issues and normal wear & tear over time. After cleaning and prepping the surface free of debris, a tack coat binder is sprayed to help the new layer adhere to the damaged asphalt. Though less in cost than removal/replacement, this is not always a viable option. It will not address cracking, sub-grade failure or potholes long term.

SEAL COATING + STRIPING

SEAL COATING
Seal coating is the application of coal tar emulsion which is a formulated mix of sand, clay, fillers and fine aggregates with minimal water dilution to protect asphalt pavement from different effects of the environment, most notably water moisture and ultraviolet oxidation. It helps to replenish newly paved lots after the curing process and/or aged asphalt once the original oils in the pavement have diminished (oxidation). Seal coat may hide some inefficiencies in pavement, it is not a form of repair for damaged asphalt or cracking.
STRIPING SERVICES
Striping or painting is the final touch on any form of pavement repair whether it be new asphalt, concrete, seal coating or a simple re-stripe. Striping paint is applied not only for general parking stalls, but also designates handicap parking, pedestrian & vehicle path of travel, no parking lanes, directional traffic flow and much more. This application emphasizes the importance of safety and efficiency in any parking lot, as well as, fresh curb appeal for current & prospective clients, tenants and residents. *Our services include sandblasting, pressure washing & curb painting!
